Everything we need to get started on your project. Client briefing, site visit, detailed site measure-up, planning/statutory context summary, concept floor plans, 3D massing model, materials/finishes mood board & inspiration/reference imagery.

Select and refine the preferred concept. Refine the 3D model, adding materials, connection to landscape, sunlight analysis, interior design, preliminary assessment against statutory context, development of detailed floor plans, preparation of preliminary building section and elevations.

Produce a set of drawings which addresses the local council requirements for the planning permit application; site analysis, design response, water sensitive urban design, detailed floor plans, sections, elevations, overlooking diagrams, perspectives and a materials and finishes schedule. A detailed town planning report and assessment against clause 54 (Rescode). Correspondence with council, including attendance at pre-application meetings and responding to requests for further information.

We assist with matching the right builder to you and your project. We facilitate meetings, preliminary costing analysis and refinement of the project to match your budget. Coordination of a tender set of drawings, details, specifications, reports and consultant packages to enable the builder/s to provide an accurate and detailed quote.

Production of a full set of construction drawings, specifications and schedules, including the coordination of all required consultants including the structural engineer, building surveyor, energy rating, soil test and landscape architect. Preparation of the application for the building permit. We continue to refine and update the 3D model throughout this process, providing options of products and materials to ensure your project is uniquely yours.

Once a preferred builder is identified, we assist with their engagement under an approved domestic building contract. We assist with the finalising of the building permit and establish an ongoing relationship with you and the builder to ensure your project is constructed exactly the way it was designed. We assess variations, extension of time claims and monthly payment claims, and at the end of your project, undertake a detailed defects inspection.
